Two offers this weekend on house #1

I received two offers on the house this weekend. They were both discounted about 10K off the listing price. My agent and I think the house will sell at or near the full listing price. With the listing only on the market for a couple weeks we will wait and see.. We are still getting great traffic through MLS.

I stumbled across this one.
It is in the same neighborhood where we live. It took a little homework but I found the current owner and it hasn’t foreclosed yet.
Here is how I found information on the property…
1. Noticed it was abandoned.
2. Talked to a neighbor who knew the owners
3. Pulled the hcad detail
4. Pulled the deed listing the lien holders and amount of the original loan
5. Found the owners contact number on google
I called the current owner and left him a message that I would like to buy his house… He has been fixing things up to sell it but doesn’t have the cash to finish it up yet. Maybe I can buy it from him before the bank foreclosure and make it so he wont have a foreclosure on his record and give him some cash for the equity in his house. No word back yet…. I’ll try him tomorrow evening and see if we can chat.

Lets see …we have had a realtor open house a public open house and about 10-15 showings. So far we have a few nibbles but no bites. The size of the house and the master bedroom being upstairs seem to be the biggest issue. No concerns about price or anything except the size and the bedrooms upstairs. Just a waiting game now for the right buyer.
Sod is down.
Windows are clean via the DIY method (window cleaners were booked for a month)

1. Finish painting baseboards
Done - Amy took care of this
2. Repaint brown cow spot wall or zebra wall. (pick you favorite animal and light condition)
Done - Hired Robert (A great handyman) to fix some sheet rock problems and cut in around the ceiling/baseboards so we could re-roll the wall
3. Fix minor problems with sheet rock
Done - Robert took care of this
4. Cover access panel in Master bath and hang mirror
I did this Wednesday evening
5. Sand and paint garage
Will do tonight
6. Haul limbs off
Tonight also
7. Order Sod. - Done now… Not sure when it will be delivered

What would I do different next time

1. Hire a better painter next time around and have them fix/repair all surfaces to be painted. Even if it costs more it will stop the finger pointing.
2. Make sure all prices include hauling away the trash they generate. (landscapers, tree people and others generate a lot of trash)
3. Make the painter change the switches and outlets if they get painted and take it out of their pay.
4. Keep the change orders to a minimum.
